1221 Family Real Estate is a Dubai brokerage working across off-plan launches, ready homes and rentals. On off-plan, we take on a small number of developers at a time, learn their product properly, and place it.

The reason this site looks different from other brokerage sites is a working rule we apply internally: a figure is either confirmed by the developer in writing, or it does not exist. No estimates, no “from prices” that quietly refer to a unit type that sold out months ago, no yield projections dressed up as facts.

When we publish a payment plan, it is the developer's schedule, milestone by milestone. When we publish a rental yield, it is what registered contracts in that community actually achieved, with the sample size next to it. When we have not yet confirmed something, we leave a gap and tell you we are confirming it.

That costs us the occasional enquiry from someone who wanted a bigger number. It earns us the ones who intend to actually buy.
